Finance Lease

Although you never gain ownership of the equipment, a finance lease is similar to hire purchase in that you make regular fixed repayments over an agreed period, fully paying the cost of the equipment. A key difference though, is that VAT is payable on each lease payment rather than paying the full VAT due on the equipment at the outset of the agreement. At the end of the primary leasing period a nominal ‘secondary lease period’ annual payment is charged for continued use of the equipment. Alternatively you can arrange for the equipment to be sold to an unrelated third party for which you will receive the full sales proceeds.

Another key difference to the hire purchase option is that whilst you cannot claim capital allowances, you may be able to offset the lease repayments against any taxable profit.

You are responsible for the maintenance and insurance of the equipment.

The first of JCB’s fully electric diggers are rolling off the production line; here’s what you need to know about them.

JCB’s new 19C-1E electric digger can be used either indoors or outdoors but is expected to be particularly popular for indoor and inner-city projects where reducing noise and air pollution is especially important.

More property investors using bridging loans

Recent statistics show that the demand for bridging loans is continuing to grow, particularly in the property investment market.

Whilst property investors may be shunning commercial properties amidst Brexit uncertainty, the market for residential property investment in the UK is still booming.

Recent figures show that investment in UK residential property rose by a huge 150% in 2018.

Tighter mortgage lending criteria has created a higher demand for rental properties. The high demand has caused a shortage of rental properties, allowing landlords to charge higher rent. These factors combined with a slight decrease in property value have made residential buy-to-let properties a valuable investment.

As more property investors seek opportunities to buy properties in the residential sector, the demand for bridging loans has also increased.

In fact, the latest ‘Bridging Trends’ report found that for the second consecutive quarter the commonest use of bridging finance was to buy investment property.

According to the report, 25% of bridging loans were taken out to fund the purchase of investment property, that’s up from 22% in the first quarter.

Machine Finance Sector Up 9%

Any thoughts of the manufacturing sector being hit by the uncertainty around Britain leaving the EU Certainly hasn’t been felt in the machinery finance sector where growth has hit 9% compared to the previous year.

Analysts say the UK asset finance market as a whole look set for a record period of growth in 2019 on the back of a broadly stable 2018. Last year saw a mixed pattern of growth in some sectors and declines in others. IT asset finance for example saw a fall of 32% while other sectors such as machinery and business equipment finances saw increases, the latter seeing 8% growth in the same period.

Machinery finance may well see further year on year growth in 2019 if manufacturing receives a boost and more business owners take advantage of the temporary tax benefits that will come as a result of taking advantage of new Annual Investment Allowance limits.

Machine finance can be particularly useful for investing factory machinery such as CNC machines, which can be expensive to purchase outright. Machine finance provides a way of investing in machinery without having to risk huge amounts of money which can be better used in expanding business operations, research end development.
